Our experience suggests that is far too narrow.
A meaningful strategic review should begin with a different question altogether.
Can this property business continue creating wealth for the owner over the next twenty years?
Once you ask that question, the discussion changes completely.
Tax remains important, but it becomes one part of a much wider assessment.
We examine how profits are generated and retained, whether borrowing arrangements support future growth, how efficiently capital is being deployed, whether Section 24 is restricting cash flow, and how flexible the current ownership structure remains.
We also explore areas that many landlords rarely consider until much later in their journey. How straightforward would succession be? Could the business continue if circumstances changed? Is enough capital being retained to fund future acquisitions? Would lenders support the next stage of growth? Are there unnecessary risks embedded within the existing structure?
Perhaps most importantly, we assess optionality.
Markets change. Governments introduce new legislation. Interest rates rise and fall. Family circumstances evolve. The strongest property businesses are not necessarily those built around one perfect solution. They are those designed to adapt as opportunities and challenges emerge.
The Acuity Perspective is that every substantial property portfolio should be managed with the same strategic discipline applied to any successful trading business. That means periodically stepping back from the day-to-day operational demands and asking whether the structure supporting the portfolio remains fit for purpose.
Property creates wealth.
But it is a strategy that protects and compounds it over generations.
